Roofers price by the square foot of roof surface, so the calculator first estimates how much roof your house has. It starts from the middle of the home-size range you pick and divides by the number of stories to get the footprint. It then adds 12% for a walkable pitch or 30% for a steep one, plus 10% for the overhangs at the eaves and gable ends.
That roof area is multiplied by a low and a high rate per square foot, taken from rows in our cost guide. For architectural shingles, the low end is the "Asphalt shingles, North Carolina average" row ($4.40, This Old House, 2026). The high end is the "Architectural shingles, North Carolina" row, $5.05 plus $1.50 for tear-off (RoofObservations, 2026).
For metal, the low end is the "Metal, Charlotte area" row ($7, HomeBlue, 2024, so it's dated). The high end is the "Standing-seam metal, North Carolina" row ($10.45, RoofObservations, 2026). Nothing you enter leaves your browser.
What to Do With the Result
Use the range to set a budget and to spot an estimate that looks far too high or too low. Then get the real figure. Ask for a free inspection and we'll connect you with one independent local roofer, who will measure the roof and give you a written estimate. There's no obligation to go ahead.
If your range comes close to $40,000, keep in mind that a job at or above that amount must go to a North Carolina licensed general contractor. Our cost guide explains what moves a price and how to compare bids line by line.
